My hot water comes out scalding but turns tepid to cool quickly...?

Our water is heated from the furnace. The hot water comes out HOT and quickly goes tepid and then to cool. When we shower, we have to turn the water on, lather up, turn it off and then wait for it to reheat to rinse off. Any ideas as to why this is happening? Thanks!
